Terms and Conditions


Arrival and Departure 

The villa is available for occupancy from 4pm, although other arrangements may be made. Departure time is 10am unless otherwise agreed upon.

Swimming Pool 

As the property has a swimming pool, the owners and the owner's management company do not accept liability for injury howsoever caused as a result of the use of the pool.

Guests are specifically requested not to allow unsupervised children to use the pool, which is around five feet deep at the deepest part.


The property will be cleaned prior to your arrival and after you have departed. Should you require further cleaning during your stay, this must be requested prior to the commencement of your holiday and there will be an additional charge.

Although the property will be cleaned after your departure it must still be left in an orderly state and all garbage removed from inside the villa. Garbage cans are provided in the garage for household garbage.

Should the property require extensive cleaning then the owners or their management company reserve the right to withhold any monies from the security deposit to pay for the extra cleaning.


Any complaints related to the accommodation must be made to the owners Management Company within 24 hours of any problem arising.  Unless there is a valid reason, we will not consider the owner or their management company liable for any complaint that they were not informed of during your stay.

The owner or their Management Company will not be liable for any loss or delay caused by conditions over which they have no control.

The owner or their Management Company will not be liable for any loss due to noise or disturbance from anywhere within the vicinity of the rental property.


The renter must treat the property, its furniture and household items and all other facilities with respect.

All persons stated on the booking form are responsible for the care of the property and are expected to take reasonable care of it including the locking of all doors.

Any loss or damage must be reported immediately to the Management Company.

The renter must replace or pay for any loss, damage or breakage.

The owners reserve the right to withhold any monies from the security deposit to pay for any loss or damage caused to the property or its contents by any member of the party.

A security alarm is provided to help secure the house, however the owners and their management company will not be held liable for loss or damage to personal property.

Party to the Contract

Contract is between the property owners and the applicant/renter who must sign the booking form accepting the conditions on behalf of all persons named on the booking form.

A contract exists when you have paid a deposit and we have accepted and confirmed your booking in writing.

Only persons named on the booking form are entitled to use the property.

The maximum number of guests in the villa is eight (8).

Everyone occupying the property must be listed on the booking form, including small children. This is Florida state law and must be adhered to. Persons under 21 years of age are not accepted unless accompanied by parents or responsible adults. The property is fully licensed for short-term rentals in Florida. The owners reserve the right to refuse admittance if this condition is not met. Failure to comply will render the booking void and no compensation will be paid.

The use of all accommodations and amenities including the pool is entirely at the user’s own risk. Children must be supervised by responsible adults at all times when using the pool.

Glass is not permitted within the pool area.

No pets are allowed in the Villa.

No smoking is allowed inside the Villa.


The Applicant is hereby made aware that, as Florida is a tropical climate it is the home of many insects etc.  The Villa is treated on a regular basis to repel such unwanted visitors.

If the pool heater cannot reach optimum temperature due to adverse cold weather conditions the owners or the management company cannot accept liability.

Force Majeure 

The owners of the property or management company will not be liable for loss or delay occasioned by any of the following: loss of rental time due to travel problem, flight delays or cancellations, Strikes, Riots, Political Unrest, Hostilities, War, or threat of War, Terrorist Activity, Closure of Airports or any other event beyond the control of the owner.

Code of Conduct  

The actions of all members of your party should not interfere with the enjoyment of other holidaymakers or residents of Sandy Ridge community. Please do not  play loud music, or engage in any activity which may cause inconvenience to your neighbours after 10.30pm or before 7.30am. In the event that any member of your party behaves in a way that is likely to cause distress, danger, or annoyance to any other holidaymakers or residents of Sandy Ridge, or damage to any property, the owners or their management company reserve the right to terminate your rental agreement immediately and forthwith. The owners or their management company will not be liable for any costs you will incur, nor shall we pay any compensation, nor make any refunds due to this action.


Any cancellation of a booking must be in writing and is subject to the following cancellation charges: 

More than 8 weeks prior to your arrival date - full refund, less deposit.

Between 6 and 8 weeks prior to your arrival date - 50% of the total rental cost.

Less than 4 weeks prior to your arrival date 100% of the total rental cost. 

The deposit is a NON-refundable deposit payment. You are strongly advised to take relevant travel insurance to cover any loss due to cancellation.
